When Gerard Callaghan came across an ad for Harlow Lifestyle Village in his local newspaper, he didn’t hesitate to enquire.

The timing, as he puts it, was just right. With his wife’s care needs being reassessed and a move from Papanui now possible, Gerard saw an opportunity to find a quieter, more community-focused lifestyle, one that still kept him close to his family and daily comforts.

Harlow Lifestyle Village Rangiora is designed with exactly that in mind, offering retirement living with capital gains, a true lock-and-leave lifestyle, and modern, low-maintenance homes. Set in the heart of North Canterbury, it’s an ideal option for over 55s who want a fresh start without giving up independence or connection.

“It was a case of rapid action and the right timing,” Gerard explains.

“I had been living in Papanui, but when things changed with my wife’s care, I realised I didn’t need to stay in the city. I could move somewhere quieter, where I’d still have everything I needed, but in a more peaceful setting.”

Rangiora offered that perfect mix. It's a charming town just north of Christchurch, close enough to the city for convenience, yet far enough to enjoy the calm of a small-town atmosphere.

What appealed most of all to Gerard was the comfort, connection, and ease which he was looking for.

When he visited Harlow and walked through the Villas with his family, he knew it was the right move.

The decision was quick, he signed a contract soon after, and once his house was sold he officially became Harlow’s very first resident.

Since moving in, Gerard has settled in with ease.

“The staff have been wonderful. I’ve felt really looked after through the whole process, and there’s a genuine warmth here, you can feel it.”

One of the key differences at Harlow is the freehold model, which offers residents the potential for capital gains, something not always available in traditional retirement villages.

This model gives homeowners more control and flexibility over their investment, providing both financial freedom and peace of mind.

Unlike licence to occupy models, freehold ownership means residents can benefit from any increase in property value if they choose to sell in the future, allowing them to retain equity and better plan for long-term needs.

Harlow General Manager Sarah Powell says Gerard’s arrival marks a key milestone for the Village.

“We’re absolutely thrilled to welcome Gerard as our very first resident, it’s a special moment for Harlow. It’s heartwarming to see the community already taking shape, and Gerard has brought such a warm, welcoming spirit to the village.”

With Harlow’s temporary community lounge now open, and the next stage of homes now under construction, the Village is growing quickly. The newly released Pentecost West Villas, modern two-bedroom homes, have already generated strong interest.

“2025 and 2026 are shaping up to be exciting years for Harlow” Sarah adds.

As for Gerard, he’s already looking forward to welcoming new neighbours. Several Villas are now under offer and soon the Village will begin to fill with other like-minded residents.

“I’ll be the old hand,” Gerard laughs, “and can show them the ropes.”

He’s particularly excited about the temporary community lounge that is now available, a warm, shared space for residents to connect, ahead of the planned Clubhouse, which will include a lounge, an indoor pool, and recreation facilities later in the development.
